How to Become a Landlord - The Sims 4 Guide - IGN (2024)

The Sims 4 For Rent introduces Residential Rentals, a lot type that allows multiple separate households to live on the same lot. On these lots, each household occupies their own private space, whether that's a bedroom, annex, or terraced townhouse. Your Sims can live in a Residential Rental, but they can also own one and become a Landlord, responsible for property maintenance and ensuring their tenants abide by the rules.

Becoming a Landlord

To become a landlord in the Sims 4 For Rent, select the Sim you wish to turn into a landlord, open their phone, and select 'Buy a Residential Rental' under the orange Business tab.

You'll be taken to the Residential Worlds screen, where you can enter all the worlds available to you and view eligible lots, highlighted in green if you can afford them and yellow if not. You'll see your budget at the top of the screen.

  • You can purchase unoccupied Residential type lots and then turn them into Residential Rentals.
  • You can purchase occupied Residential Rentals, but cannot purchase occupied Residential lots.

After purchasing a Residential Rental lot, your Sim will travel there, and you’ll be able to make any changes to your lot you wish to make.

If you’re starting on a blank lot, you’ll need to build at least one habitable unit before you can start renting out. To view the units on a lot, click the Venue Info button at the top-right corner of the screen, and click the Cog symbol to view all the allocated units, their value, and the number of bedrooms and bathrooms associated with it.

While editing your Residential Rental, you can toggle unit outlines on or off by pressing the button to the left of the weather icon at the top of the screen.

You can also hide or show individual Units by clicking the eye button in each Unit's subsection.

You have to set the number of bedrooms and bathrooms manually! This will then make the unit eligible for advertising to prospective tenants.

Renting Out a Unit

Once your units are ready to rent out, you must return back home with your Sim. Then, select the Business tab on the lower right hand side of the screen. You’ll see your rental units, the star rating associated with them, and an option to view the Tenancy Agreement.

If the unit is unoccupied, click Fill Vacancy to be taken to the Tenancy Agreement for that unit, where you can modify the rent per day, lease length, and unit rules.

Then, you'll view a list of prospective tenants - simply choose from one of these to accept them and start their tenancy!
